Detailed Property Dossier

Property Dossier: 12 Pickering Trail, Thornton, PA 19373

Introductory Summary

This dossier summarizes publicly available listing, tax, valuation and neighborhood information for 12 Pickering Trail in Thornton, PA. Public records and consumer listing sites describe the property as a single-family home built in 1993 with approximately 3,142 sq ft, 5 bedrooms and 3.5 baths. Recorded sale activity shows a 2021 public-record sale for $620,000. Automated valuation estimates from major consumer sites currently range roughly from $897,900 to $920,541. Property tax history and HOA indicators are present in public sources; several important legal and physical details were not verifiable from the assembled public sources and are grouped below for targeted verification.

🔑 Core Property Information

Consolidated, verifiable core facts from public listings and tax history:

  • Property type: Single-family home.
  • Address (normalized): 12 Pickering Trail, Thornton, PA 19373, United States.
  • Living area: ≈ 3,142 sq ft (public listing consensus).
  • Bedrooms / Bathrooms: 5 bedrooms; 3 full + 1 half bath reported across listings.
  • Year built: 1993 (public listings).
  • Recent public sale: Sold (public records) on 2021-09-29 for $620,000 (per Redfin/public record citation).
  • Noted amenities/structures: HOA membership indicated (Thornbury Hunt HOA); detailed garage/parking, pool, basement, fireplaces and construction materials were not consistently reported in public sources.

📊 Market Data & Trends

Available market signals are limited to the subject’s sale history, a nearby comp example, and per-square-foot approximation; broader market metrics (inventory, days-on-market distribution, seasonality) were not available in the assembled public listing set.

  • Subject sale history: Public-record sale 2021-09-29 for $620,000.
  • Price per sq ft (subject): Approx. $197.33 ($620,000 / 3,142 sq ft) based on the 2021 sale and reported living area.
  • Recent comparable (example): 5 Pickering Trail — reported sale ~2023 for ~$572,960 (listing details vary; full attribute parity not available).
  • Market breadth data: Area median price-per-sq-ft, active inventory counts and DOM distributions were not included in the public listing sources used here.

Implications: the AVM values (see Financial section) are substantially higher than the last recorded public sale, which can reflect market appreciation, AVM methodology differences, or listing/condition variations. For a buyer, establishing up-to-date comparable sales and confirming current market conditions is essential before making an offer.

💰 Financial Data

Consolidated valuation, tax and mortgage-related information available from public sources:

  • Automated valuation range: AVM low–high approximately $897,900 – $920,541 (sources: Zillow Zestimate, Realtor.com estimates cited in public listings).
  • Tax history / assessed value: Assessed value reported at $608,740; property tax history shows amounts of $7,873 (2023), $7,969 (2024) and $8,410 (2025) in public tax records.
  • Rent / yield: No reliable rent estimate or yield calculation available from the pulled public data.
  • Mortgage / liens: Public mortgage records were not confirmed in the assembled dataset.

Implications: recorded taxes have trended modestly upward year-over-year; the notable gap between the 2021 sale price and current AVMs should be reconciled with recent comps and condition inspections to understand true current market value and financing implications.

🏘️ Neighborhood & Lifestyle

Neighborhood-level details available from public listings are limited; the address is associated with the West Chester Area School District and appears within the Thornbury Hunt residential community.

  • School district: West Chester Area School District indicated by listings; exact school assignments by grade were not confirmed.
  • HOA / community: Thornbury Hunt HOA presence is indicated in public sources; HOA governance and documents should be reviewed to confirm obligations and rules for this lot.
  • Walk/transit/amenities: Walk, bike and transit scores for the precise address were not verified; detailed nearby amenity listings (parks, shopping, healthcare) were not available in the assembled public dataset.
  • Crime and demographics: Official neighborhood-level crime statistics and demographic breakdowns were not present in the collected public listing sources.

Implications: the property is presented in public sources as part of an HOA-managed community within the West Chester Area School District. For lifestyle fit, confirm exact school boundaries, HOA rules/assessments and local amenity access using authoritative local resources.

⚖️ Legal & Risk

Key legal and risk items surfaced in public sources, with several important items left unconfirmed and requiring authoritative verification.

  • Zoning: Precise zoning district and code for the parcel were not confirmed in the available public listings; local zoning authority (Thornbury Township) is the confirmation source.
  • Flood zone: FEMA flood zone designation for the exact address was not verified; official FEMA/NFHL confirmation is recommended for insurance and risk assessment.
  • Other hazards (wildfire/earthquake): No explicit local wildfire or seismic risk data for the address in the assembled public sources; regionally these risks are not identified as high in Pennsylvania but should be confirmed for underwriting and insurance purposes.
  • Permits / code compliance: Public permit history was not available in the dataset; township or county permit records should be searched for additions/renovations that affect valuation or insurability.
  • HOA governance: Thornbury Hunt HOA is listed publicly; covenants, conditions and restrictions (CC&Rs) and any special assessments were not provided in listing data and should be reviewed from HOA documents.

👥 Audience-Specific View — Home Buyer

Focused observations and implications for a prospective home buyer based on the compiled public information:

  • Valuation mismatch: The last public sale ($620,000 in 2021) is substantially lower than current AVM estimates (~$898k–$920k). Buyers should treat AVMs as indicative and rely on recent closed comps, professional appraisal and property condition to establish offer strategy.
  • Carrying cost sensitivity: Recent tax history shows modest increases (2023–2025); taxes will impact monthly cost and should be factored into affordability calculations.
  • HOA implications: HOA governance exists; buyers must obtain HOA documents to confirm dues, rules, maintenance responsibilities and any pending or special assessments that affect ongoing costs.
  • Risk and due diligence priorities: Confirm FEMA flood zone status, zoning district, permit/renovation history, and exact school assignments before finalizing financing or conditional offers.

Data Gaps & Due Diligence

  • Zoning and land-use: Precise zoning district and any special local restrictions are not present in the assembled public listing data — confirm with Thornbury Township zoning office because zoning affects permitted uses and potential additions.
  • Flood / hazard designation: FEMA/NFHL designation for the exact parcel was not confirmed — obtain official FEMA map confirmation to determine flood insurance requirements and site-specific risk.
  • Condition, permits and physical details: Construction details (roof, foundation), lot size, garage/parking count and permit history were not consistently available — review local permit records and complete a physical inspection to verify structural and habitability items.
  • Current market comparables: Broader market metrics (recent closed comps with full attribute parity, DOM, active inventory) were not included — compile recent, directly comparable closed sales to reconcile AVMs and form an offer range.
