Richard Simmons’ longtime Los Angeles home is under contract after major price cuts
September 21, 2026 · By Roy Condrey
Richard Simmons lived at 1350 Belfast Drive for decades and died there in 2024. After listing for nearly $7 million and undergoing multiple price cuts, his longtime Hollywood Hills home is now under contract at $4.995 million.
1350 Belfast Drive, Los Angeles, CA 90069
Richard Simmons lived at 1350 Belfast Drive in the Hollywood Hills for decades. It was the place where he spent much of his later life after stepping away from public appearances, and it was also where the fitness icon died on July 13, 2024, one day after his 76th birthday.
According to CBS News, Los Angeles police responded to a death investigation in the 1300 block of Belfast Drive that morning. Simmons was 76.
Now, more than two years after his death, the house appears to be entering another chapter.
The property was first listed in June 2025 for just under $7 million. After multiple price reductions, contingent deals and returns to the market, the current Coldwell Banker listing for 1350 Belfast Drive shows the property under contract at an asking price of $4.995 million.
That is roughly $2 million below the original asking price.
Richard Simmons called 1350 Belfast Drive home for decades
The house at 1350 Belfast Drive was built in 1937 in the hills above the Sunset Strip.
The property itself has an interesting history, but its strongest connection is to Richard Simmons.
Simmons became one of America's most recognizable fitness personalities during the 1980s and 1990s. His energetic television appearances, exercise programs and Sweatin' to the Oldies videos made him a household name.
He also operated his Beverly Hills fitness studio, originally called The Anatomy Asylum and later known as Slimmons.
In his later years, Simmons largely withdrew from public life and spent much of his time at his Belfast Drive residence.
For buyers who want to understand more than the physical characteristics of a property, this is exactly the type of history that may not be obvious from a traditional real-estate listing. DiedInHouse explains more about how to research whether someone died in a house before you buy or rent.
Richard Simmons died at his Los Angeles home
Simmons died on July 13, 2024, one day after celebrating his 76th birthday.
CBS News reported that Los Angeles police responded to a death investigation at his Hollywood Hills residence that morning.
His death was later ruled accidental. Reports indicated that Simmons had suffered a fall shortly before his birthday, with complications from the fall and underlying heart disease contributing to his death.
The fact that Simmons died at his longtime residence makes 1350 Belfast Drive more than simply a former celebrity home.
It is also the place where the final chapter of his life occurred.
Homes associated with notable deaths, crimes or other significant events are sometimes described as stigmatized properties, even when nothing is physically wrong with the house.
The house originally hit the market for nearly $7 million
The property was first publicly listed in June 2025 for $6,999,999.
The asking price did not remain there.
The house went through a series of price reductions and changes in listing status. It was reduced to approximately $6.5 million, then $6.3 million and later below $6 million.
A contingent deal was recorded, but the transaction did not close.
The property eventually returned to the market in 2026.
According to the current Coldwell Banker property record, the asking price ultimately dropped to $4.995 million.
From the original $6,999,999 price to $4,995,000, that represents a reduction of slightly more than $2 million, or approximately 29 percent.
1350 Belfast Drive is now under contract
The newest development came in September 2026.
The Coldwell Banker listing was updated September 17 and shows the property as under contract at $4.995 million.
That does not necessarily mean the sale will close.
The property has previously entered contingent status before returning to the market.
Still, the latest update suggests another buyer may now be moving forward with the longtime home of Richard Simmons.
Did Richard Simmons' death affect the home's price?
There is no evidence showing that Simmons' death caused the price reductions.
That distinction matters.
Luxury homes can sit on the market or undergo significant price reductions for many reasons, including initial pricing, market conditions, redevelopment potential, property condition and the relatively small pool of buyers shopping in that price range.
The current listing also markets the property in part for its redevelopment potential.
So it would be inaccurate to claim that the home's history caused the roughly $2 million decline in asking price.
What can be said is that the property's history may be relevant to some buyers.
For certain people, a death inside a residence does not matter at all. For others, it may affect whether they want to live there, how much they are willing to pay or how they feel about eventually reselling the property.
That is why understanding a property's history can be an important part of due diligence.
Would Richard Simmons' death have to be disclosed?
Because this property is in California, its history also raises an interesting disclosure question.
California treats deaths at residential properties differently from many other states.
DiedInHouse has a detailed guide to California death disclosure laws and stigmatized properties, including when sellers may be required to disclose a death that occurred at a property.
Simmons died in 2024, meaning the timing of any sale can be particularly relevant when considering California's disclosure rules.
Buyers should always consult a qualified California real-estate professional or attorney for advice about a specific transaction.
An inspection does not tell you a house's complete history
Most buyers understandably focus on the inspection and appraisal before purchasing a house.
Both are important.
But they answer different questions.
An inspection is designed to evaluate the physical condition of a property.
An appraisal estimates its market value.
Neither is intended to provide a complete account of the people, deaths, crimes, fires or other significant events associated with an address.
That is why researching the history of a house can be a separate part of the home-buying process.
DiedInHouse provides house history reports that may include information about deaths associated with an address, previous residents, reported crimes, fires, meth activity and other potentially stigmatizing property information.

The next chapter for Richard Simmons' longtime home
For roughly four decades, 1350 Belfast Drive was associated with Richard Simmons.
It was his private retreat during the years when he was one of America's most recognizable fitness personalities.
It was where he spent much of his later life.
And it was where he died in July 2024.
The home entered the market the following year for nearly $7 million.
After multiple price reductions and unsuccessful attempts to complete a sale, the asking price fell to $4.995 million.
Now, as of September 17, 2026, the property is once again under contract.
Whether this transaction ultimately closes remains to be seen.
But whoever eventually buys 1350 Belfast Drive will be purchasing more than a house in the Hollywood Hills.
They will also become the next chapter in the history of Richard Simmons' longtime home.
